A Toowong apartment tenant reported water seeping through the bathroom wall into the hallway carpet. The property manager engaged Platinum Seal to diagnose and repair the issue before the leak could cause further structural damage. The owner wanted a permanent solution that didn’t involve expensive re-tiling or extended bathroom downtime.
The Problem
Upon inspection, our technicians identified several areas where the shower’s waterproofing had failed:
- Cracked grout along wall and floor joints
- Missing silicone where the shower screen met the base
- Mould growing beneath the existing sealant
- Moisture readings showing water penetration behind the wall tiles
This type of issue is common in older Toowong apartment complexes, where traditional grout has broken down over time and allowed water to escape behind tiles.
Our Solution
We completed a full epoxy shower re-seal, restoring the waterproof barrier without removing any tiles.
Process:
- Removal: All deteriorated grout and silicone were stripped out completely.
- Cleaning: The shower was deep-cleaned and treated with anti-mould sanitiser.
- Epoxy Grouting: Mapei high-performance epoxy grout was applied to all wall and floor joints for a watertight finish.
- Sealing: Flexible, colour-matched silicone was applied for a seamless and durable appearance.
